This estimate does not include private mortgage insurance (PMI), which lenders usually add when the down payment is under 20%, or closing costs, which are paid at closing rather than monthly.

This is an estimate, not a loan quote.

Real rates, taxes, and insurance come from a lender and your local county. When you are ready for exact numbers, Paul's trusted mortgage partner, Travis Olson, will run the real math with you in plain language.

How to use this

Start with what you want to pay, not the price tag.

A common starting point: most lenders look for total housing costs (principal, interest, taxes, insurance, and HOA) to stay near or below about 28% of your gross monthly income, with your total debts under about 36%. Work backward from a monthly payment that feels comfortable, then adjust the home price shown above until the estimate lands where you want it.

Every number you enter stays in your browser, and nothing is stored. Change your down payment from a percentage to a dollar amount to see how a bigger down payment changes the payment, or try the 15-year term to see the trade-off between a higher payment and paying off the loan faster.

It is a planning tool, not a loan quote, mortgage approval, or appraisal.

Rates, property taxes, insurance, and HOA dues vary by lender, county, and home.

Adjust the optional fields to your actual numbers for the closest estimate.

A note on taxes and insurance

Property taxes vary widely by county in both Oregon and Idaho, and home insurance quotes depend on your home, its age, and its location. If you do not know your numbers yet, use the optional fields to add what you have, and ask your agent or lender for typical figures for the specific home you are considering.

Once you know your payment range, Paul can match it to homes that actually fit, in the Portland Metro or the Treasure Valley.
