In plain language

What each metro's numbers mean.

Portland Metro

The Portland Metro median softened to about $540,000 in August 2026, down about 1.8 percent from a year earlier, with supply rising to 3.8 months in August. That combination means more homes to compare and more room to negotiate: the market has gone from a sprint to a stroll for buyers, while sellers who price from current data still move quickly.

Ada & Canyon Counties

Ada County's median held near $540,000 and Canyon County near $400,000 in September 2026, each up modestly year over year, while closed sales ran 11.4 percent above a year earlier and supply stayed lean at about 2.5 months. This is still a fast, seller-leaning market: the prepared buyer wins, and the well-priced home sells quickly.

Luxury market report

Salem, Oregon

Salem's full-year snapshot shows a balanced market: a $447,995 median, 69 median days on market, and sales closing at 99.2 percent of list price. The latest monthly check from the St. Louis Fed shows days on market rising from 51 in July to 59 in August, a slowdown worth watching but not yet a trend.
